We offer residential appraisals and broker price opinions (BPO's)
designed specifically for you as a homeowner. All appraisers and
brokers are state licensed or certified. The most common reasons for
obtaining a price opinion or appraisal are:
Establishing a Sales Price - A brokers price
opinion (BPO) or appraisal will help you determine an appropriate asking
and/or sales price for your house, condominium, townhouse or investment
property.
Insurance Purposes - An appraisal helps you
determine if you're carrying the appropriate amount of Hazard Insurance
on your property.
Trusts, Estates, Divorces, Wills and Bankruptcy
- In many cases an appraisal is recommended or required.
Drive-by Broker Price Opinion (BPO)
Perfect for investment properties when occupied by tenants.
This is a limited report completed by a licensed Colorado broker. The property is viewed from the street,
front aspect only.
County records are used to obtain property information. Three sold
comparables and three active listings are used to estimate market price.
This is not an appraisal and cannot be used for lending purposes.

Interior Broker Price Opinion (BPO)
CMA - Market Analysis
This is a comprehensive report completed by a licensed Colorado broker.
It includes a visual interior and exterior inspection of your property.
Similar to a (CMA) Comparative Market Analysis, three sold comparables and three active
listings are used to estimate market price. This is not an appraisal
and cannot be used for lending purposes.

Home Appraisal
This is a full, comprehensive appraisal completed by a state licensed or
certified appraiser. It can usually be transferred to a buyer or
mortgage lender. If the purpose of the report is to help you determine
a sales price for your, we will include three comparable active listings. If
you transfer the appraisal to another party, that party will be responsible
for a $75 transfer fee.
